A delightful self-contained Garden Room in the peaceful village of Graffham with lovely rural views, being just a couple of minutes' walk from the popular village shop which supplies a large variety of fresh food and a continental breakfast, as well as walking distance from two excellent pubs. Its a wonderful base to explore the South Downs by foot or bike, or visit the antique shops of Petworth, Petworth House, polo in Midhurst, West Dean Gardens, Parham House, motor & horse racing at Goodwood.

Our restful cabin is situated in a peaceful spot within our garden, with views on to open fields and the Downs beyond. It offers a perfect rest spot for walkers and cyclists exploring the beautiful countryside on and around the South Downs Way. Our village has two fabulous pubs, a unique village shop with its own little outdoor cafe, and is just a 15 minute drive from the market town of Petworth, Polo at Midhurst, 20 minutes from Goodwood, and 1/2 hour from the Cathedral City of Chichester.

Sandy Lane Cottage 'The Annexe'

A peaceful 1 double bedroom en suite annexe (attached to house but seperated by a locked door) within the South Downs National ParK. A short drive takes you to Goodwood, Arundel, miles of South Downs Way walking and various beaches. We offer a self catering kitchenette with light airy living space. Great for walkers, weddings, bikers and for the various Goodwood events (private drive with or garage parking). Very child friendly. Also Qual Sports/remedial massage therapist on site book with Fi.

Nestled in the rural village of Fittleworth, Wishing Well Cottage is the perfect getaway right in the heart of the South Downs National Park. The cottage is newly renovated with many of it's beautiful original features restored. Snuggle up in front of the log fire with a hot chocolate or sit in the large private garden with both covered and open air seating areas, where you can toast marshmallows on the fire pit or sip a glass of wine. A walkers paradise, it is surrounded by natural beauty.

Hazelnut Corner: a cosy hideaway near Petworth

Hazelnut Corner is a completely self-contained two bedroom annexe, attached to our home in Duncton, near Petworth. Situated on a quiet private road, bordered by woodland, and brilliantly placed for Petworth, Midhurst, Goodwood, walking on the South Downs, and the delights of Chichester and the South Coast. Compact and cosy, Hazelnut Corner offers one double bedroom, one single room, modern shower room, and an open plan kitchen, dining and living space. Outside is a small private patio area

Our hideaway offers the perfect getaway. Soak up the peace and quiet, take in the amazing view and relax surrounded by ancient woodland, only 50 miles from London. Unique eco sustainable guest house built in 2022 with stunning views over private fields lined with Oak Trees as well as views overlooking a private new pristine 17m swimming pool, heated from 1st April to Sept end 2025, (pool open Oct-Mar but not heated). “The Hideaway” is located in the peaceful village of Houghton, just moments from where the South Downs Way crosses the River Arun. This oak-framed garden room offers studio-style, open-plan living with a comfortable double bed, a well-equipped kitchenette and a separate private bathroom. French doors open onto a secluded garden area, perfect for al fresco dining, a morning coffee in the sun, or simply relaxing while soaking up beautiful, uninterrupted views of the South Downs.

Quaint, rustic self-contained studio in Amberley

Enjoy autonomy at this unique and tranquil getaway. The Shed is a self-contained annex with its own pathway and entrance. Outside is a secluded seating/breakfast area. On entering you'll find a shower room with heated towel rail and electric shower, dining space for two and a kitchenette.
